5. l~e right is hereby re~erved by the Seller to itself, and
its successors, to permit water mains, gas mains, sewers and
electric light and telephone po1e.s, with appurtenances, and other
public and quasi-ptlb1ic improvements, to be installed in any
one or all of. the streets and/or alleys and to grant easements
for such purposes.
6. Seller reserves the right to set asside property for business
purposes, which it deems desirable for the needs of the
community and the restrictions herein contained shall not apply
to such property.
7. Seller reserves the right in its absolute discretion, to
modify the restrictions generally or with respect to any spe~ifict
lot where it deems such modific~tion desirable. These resT~;ctio -
sh~ll be held to affect no other property than as shown on the
Map mentioned hereinbefore.

TOGETHER wit~ all the tenements, hereditaments and
appurtenances, with ev~ry privilege, right, title, interest
and estate, reversion, remainder and easement thereto
belonging or in anywise app~rtaining;

AND the said party of the first part does covenant
with the said party of the second ~t that it is lawfully
seized of the said premises; that they are free of all
incumbrances, a~d that it has good right and lawful authority
to sell the same; and the said party of the first part does hereby
full warrant the title to said land, and ~i1l defend the same
against the 1awf~1 claims of all persons whomsoever.
