ises so insured, or fJil to ddiver promptly any of said policies of insur-
ance to said Mortgngl:e, or bil promptly to pay fully any premium therdor,
or in any respect fail to perform, dischargl:, execute, effect, complew,
comply with and abide by this covenant, or any part hereof, said Mortg-
agee may place and pay for such instl rance or any pan thereof without
waiving or 3ffecting any option, lien, equity or right under or by virtue
of this mortgage, Clnd the full amount of e3ch and evcry such paYJl1ent
shall be immediately due and paynblc and shall bear interest ~rom the
date thereof u!1til paid at the rate of ten per centum per <mnum and to-
gether with such interest shall be secured by the lien of this mortg3ge.
4. To permit, commit or suffer no waste, impairment or deterior-
ation of s<lid property or any part thcr~of.
5. To pay all and singular the costs, charges and expenses, in-
cluding reasonable bwyer's fees and cost of 3bstracts of title, incurred
or p:1id at any time by said MOl'tgagec b~c3use and/or in th~ event of the
fanure on the part of the said Mortgagor to duly, promptly and fully per-
form, discharge, execute, effect, complete, comply with and abide by
each and every the stipulations, agreements, conditions ~:md covenants
of said promissory note, nnd this mortgnge, nny or either, and said
costs, charges and expenses, each and every, shall be immediately due
and payable, whether or not there be notice, demand, attempt to collect
or suit pending; and the full nmount of each and every such payment sh311
bear interest from the date thereof until paid at the rate of ten per centum
per annum; and 311 said costs, charges and expenses so incurred or paid,
together with such interest, sh311 be secured by the lien of this mortgage.

on the part of the Mortgagor, or (b) in the event any of snid sums of money
herein referred to ~ not promptly and fully paid within ten dnys next after
the S3me severally become due and payable, without dem3nd or notice, or
(c) in the event each and every the stipulations, agreements, conditions
and covennnts of sa id promissory note and th is mortg3gc, any or either,
a rc not duly, promptly and fully performed, discharged, execurcd, effected,
completed, complied with ::md abided by, then, in either or any such event,
the said :1ggregate sum montioned in said promissory norc then remaining
unpaid, with imerest accrued, and all moneys secured hereby, shall be-
come due ane payable forthwith, or thereafwr, nt the option of said Mortg-
agee, as fully and completely as if all of the said sums of money were
originally stipulated to be paid on such day, anyth~ng in said promissory
note, and/or in this mortgnge to the contrary notwlthstanding: and there-
upon or thereafter at the option of so.idMortgagee, without notice or demand,
suit at law or iJ'l ~q',1lty, theretofore, or thereafter begun, may be prosecuted
