to pay all taxes, assessments or iapositioDs that May be legally

and to keep the buildings upon ~aid pre.is~s insured in so.e
company satisfactory to the parties of the first part, and payable
for the pa~ies, respectively as their interests .ay appear, in
a sua not less than $6,500.00 during the term of this agreement.
And in case of failure of the said parties of the second part to
.ake any of the paywents or any part thereof, or to perform any
of the covenants on their part hereby m&de and entered into, this
contract shall, at the option of the parties of the first part,
be forfeited and terainated, and the parties of the second part
shall forfeit all par-ents .~de by the. on this contract; and such
p~yments shall be retained by the said parties of the first part
in full satisfaction and liquidation of all daaages by them sus-
tained, and the said parties of the firat part shall have the
right to re-enter and take possession of tbe pre.ises aforesaid
without ~ing liable to any action therefor.
IT IS MUTUALLY AGREED, by and be~een the parties hereto,
that the time of each rayaent shall be an essential part of this
contract, and that all covenants and agree~nts herein contained
shall extend to and be obligatory upon the heirs, executors, ad-
.inistrators and assigns of the respective parties.
IN WITNESS WHEREOF, the parti~s to these presents have
