the l.ssees shall at its own expense repair any injury to
the premises resulting tro. such removal;
(c) it the lessees shall pay the rent as h.rein provided,
and shall keep, observe and perform allot the other covenants

ot this lease by i~ to be kept, perfo~ed, and observed,
the lessees shall and may, peaceably and quietly, have, hold
and onjoy the said premises tor the term aforesaid;
(d) it the lesaees shall at any time be in default in the
payment ot rent herein reserved, or in the performance ot
any ot the cOTenants, terms, conditions or provisions ot this
l.a~and the lessees shall fail to remedy such default
within ten days atter written notice thereot trom the lessors;
or if the lessees shall be adjudged a bankt'Upt, or 8hall .ake
an asoignment for the benetit ot creditors, or if a receiver
of any property ot the lessees in or upon said premises be
appointed in any action, suit or proceeding by or against the
lessees, or if the interest of the lessees in said premises
shall be sold under execution or other legal process, it shall
be lawtul for the lessors to enter upon said premises, and
again have, re-posses8 and enjoy the .... as it this lease
had not been aade, and ~hereupon this lease and everything
herein contained on the part ot the lessors to be done and
p.rform.d shall cease and determine, without prejudice however
to the right ot the lessors to recover trom the lessees all
rent due up to the time ot such entry. In cue ot any such
detault and entry by the lessors, said lessors may relet
said premises tor the remainder ot said tera tor the highest
r,nt obtainable, and aay recoyer tro. the lessees any detic-
iency between the amount so obtained and the rent herein re-
