And the Mortgagor agrees to pay said obligation when due, with
interest'as stated therein, and to cOllply with all of the terms there-
of, as well as the covenants, teras and conditions of this mortgage,
and to pay all cost and expenses of collection thereof including a
~easonable attorney's fee. In the event of the failure or the re-
fusal of the Mortgagor, or his heirs, legal representatives or
assigns, to pay this mortgage, and the obligations secured thereby,
both princip.l and interest, or the breaching or non-performance of
any of 'the'covenants or provisions of this mortgage, then the
Mortgagee, his successors or assigns may, and is hereby authorized
to take immediate possession of the above described livestock, and
to sell the same at public sale to the highest bidder for cash, at
the pastu~e in which they are then pastured, in the County of St.
Lucie, State of Plorida, after giving fifteen (15) days notice
thereof as provided by law, and the proceeds of such sale shall be
applied first to the cost of making such sale, and then to the
payaent of the amount of principal, interest and attorney's fees,
and court cost due upon this obligation, and the remainder of
the proceeds, if any, shall be paid to the Mortgagor, or his legal
representatives or assigns.
And the Mortgagor does hereby warrant and represent that he
has full right and power to encumber said property as above set
forth, and that the same are free and clear of all other mortgages,
liens or encumbrances of any kind or nature whatsoever.
And the Mortgagor further covenants and agrees that all of said
cattle, together with their increase; shall not be removed fro. said
pasture until all auaa due hereunder have been paid in full, and
the sai~ aortgagor further covenants and agrees to tend and care
for said cattle in a good and husband-like .anner, according to
the cuatoa of tending si.ilar livestock in tbe County of St. Lucie,
State of Florida; shail keep all of said cattle, together with their
