There 18 specifically excepted from the above
described real property the permanent right
of way for Canal C-25 conveyed to Central
and Southern Florida Flood Control District
by warranty deed from Kenneth L, Jackson et
we dated April 28, 1960, recorded in Deed Book
258, page 677, as well as the parcel of land com-
prising approximately 2.80 acres conveyed to the
same grantee by the Il'antora hereof by warranty
deed dated April 12, 1961, recorded in Offidal
Record Book 8, page 244.
TO HAVE AND TO HOLD the same, together with the tenements,
hereditaments and appurtenances thereto belonging, and the rents, issues
and profits thereof, unto the "mortgagee, in fee simple.
AND the mortgagor covenants with the mortgagee that the
mortgagor is indefeasibly seized of said land in fee simple. that the
mortgagor bas good right and lawful authority to convey said land as
aforesaid; that the mortgagor will make such further assurances to per-
feet the fee simple title to said land in the mortgagee as may reasonably
be required; that the mortgalor hereby fully warrants the title to said
land and will defend the same against the lawful claima of all persons
whomsoever; and that said land is free and clear of all encumbrances,
except the technical lien of taxes for the current year, and the eaaem~nbJ
heretofore Il"anted Central and Southern Florida Flood Control District
and E. N. Belcher, respectively, and a reservation of an undivided one
half interest in oil, au and other mine raw , all of which are specifically
described in the deed of conveyance trom mortgagee to mortgagor.
