PROVIDED AL WA YS, that if said mortgagors. their heirs, legal representatives or ass~gns.. shall p~y

sory note, and herein. and the interest thereon at the times and in the manner spttified. and all other sums
or advances hereby secured, and shall perform, comply with and abide by each and evcry the stipulations,
agreements. conditions and covenants of said promissory note and of this deed, then this deed and the estate
hereby created shall cuse and ~ null and void.
And the said mortgagors, for themselves, their heirs, legal representatives and assigns. hereby covenant
and agrtt:
I. To pay all and singular the principal and interest and other sums of money payable by virtue of
said promissory note and this dtfd. or either. promptly on the days respectively the same severally become due,
2, To pay all and singular the taxes, assessments. levies. liabilities. obligations and encumbrances of
every nature on said described property. and to furnish the mortgagtf witb satisfactory evidence of the pay-
ment of the same. The mortgagors' failure to pay said taxes, aSSfssments. levies. liabilities. oblig.1ti~ns and
encumbrances. and/or the mortgagors' failure to repay the mortgagee for advances for such payments If made
by the mortgagtf. shall give the mortgagn the right and option to drclare the principal balance due together
with all advances made pursuant to the terms, provisions and conditions of this mortgagr and th~ note which
it secures and the further option to foreclose,
3. To pay all and singular the costs, charges and expenses, including lawyers' fees. reasonably incurred
or paid at any time by said mortgagn, its successors or assigns, because of the failure on the part of said
mortgagors. their legal representatives or assigns to perform, comply with and abide by each and every the
stipulations, agreements, conditions and covenants of said promissory note and this deed, or either.
4, To kerp the buildin~s now or hereafter on said lands insured against loss by fire, lightning. wind-
storm. hurricane or tornado or such other hazards as may be now or huufter required by the mortgagee
in such amount as will be satisfactory to said mortgagn in a company or companies to be approved by said
mortgager. and the said policy or policies to be approved by said mortgagee. and the said policy or po:icies
to be held by and payable to said mortgagff. its successors, legal representativu or assigns; and in the event
any sum of money becomes payable under such policy or policies the mortgagtf. its successors. legal repre-
sentatives, or assigns, shall hav'e the option to rrceivt and apply the same on account of the indl'btedness
hereby SfCurrd or to permit tm mortgagors to receive and use it. or any part thereof for other purposes, with-
out thereby waiving or impairing any lien or right under or by virtue of this mortgage; and said mortgagtf
may place and pay for such insurance. or any part tm~eof. without waiving or affecting in any manner the
option of the mortgagff to forfClOSf this mortgage for failure of the mortgagors to keep said buildings and
other property insured as herein provided. and without aft'Kting any other rights of the mortgagff here-
under, The mortgagors further covcnant and agrff to keep the personal property located upon said lands
insured in an amount and against such risks as shall be satisfactory to the mortgagee, such insurance being
subjKt to tm foregoing provisions of this puagraph, Failure of the mortgagors to effect said insurance. or
any portion thereof. or to pay tm premiums therefor, or to repay the mortgagee for premiums advanced
therdor shall give the mortgager the right and option to dKlare the entire principal balance. together with
all interut and advances made thereunder. due and payable with the further option of immediately foreclos-
ing this mortgage for the nonpayment thercof,
