and shall perform, comply with and abide by each and every the stipulations,
agreements, conditions and covenants of said promissory note and of this
mortgage, and shall pay all taxes which may accrue ,on that property and
all costs and expenses which the Mortgagees, the heirs or assigns of the
Mortga.gees may be put to in collecting said promissory note by foreclosure
of this mortgage or otherwis~ including a reaBonable attorney's fee, then
this mortgage and the estate hereby created shall cease and be null and void.
AND THE MORTGAGOR, for itself and its successors and assigns,
does hereby, covenant and agree:

1. To pay all and singu_lar the principal and interest and other sums
of money payable by virtue of said promissory note and this mortgage or
either, promptly on the days respectivelJ' the salne severally come due.
2. To pay all and oingular the taxes, assessments, levies, liabilities,
obligations &nd encumbrances of every nature on that property each and
every, and if the same be not promptly paid the Mortgagees, the heirs or
assigns of the Mortgagees, may at any time pay the same without waiving or
affecting the option to foreclose or any right hereunder, and every payment ·
so made shall bear interest from the date thereof at the rate of six percentum
psr year and shall be repaid with such interest by the Mortgagor, its successors
or assigns to the Mortgagees, the heirs or assigns of the Mortgagees.

3. To pay all and singular the costs, charges and expenses including
attorneys' fees, reasonably incurred or paid at any time by the Mortgagees,
the heirs or assigns of the Mortgagees because of the failure on the part of
the Mortgagor, its successors or assigns, to perform, comply with and abide
by each and every the stipulations, agreements, conditions and covenants
of said promissory note and this mortgage, or either, and every such payment
shall bear iriterest from the date thereof at the rate of six percentum per year.

4. To keep the building or buildings and oth.er insurable structures
and personal property covered hereby ~ now or hereafter on that land insured
