In the event any sum of money becomes payable under such polley or policies, the Mortgagees. the heirs or assigns of the Mortgagees, shall have the option to receive and apply the s.ame on accqunt of ~e indebtedness hereby secured, if the insurance funds are not applied by the Mortgagor in the rebuilding or repair of any loss or damage cov<ered by said insurance. or to permit the Mortgagor, its suc- cessors or assigns, to receive and use it. or any part thereof. for other , purposes, without thereby waiving or impairing any equity lien or right under or by virtue of this mortgage. In the event the Mortgagor, its succes- sors or assigns, does not so keep the building or buildings and other insurable structures and personal property insured, and furnish such policy or policies as agreed, the Mortgagees, the heirs or assigns of the Mortgagees, may place and pay for such insurance or any part thereof, without waiving or affecting the option to foreclose or any right hereunder, and each al1d every such payment shall bear interest from the date thereof at the rate of six per- centum per year and shall be repaid with such interest by the Mortgagor, its successors or assigns to the Mortgagees, the heirs or aBsigns of the Mortgagees. 5. To keep all articles of personal property within the :area of primary coverage of the station signal, subject to the inspection of said Mortgagees, their heirs or assigns and in the event that any item be removed therefrom or 'levied on, the Mortgagees, their heirs or assigns shall have the option to declare, after thirty (30) days' written, not~ce if such default is not cured within said time, the entire sums hereby secured forthwith payable. Such written notice shall be served per'sonally or by registered mail upon the Mortgagor, in ~re of Eugene P. Fine, 405 Citizens National Bank Building, Evansville, Indiana. 6. To S9mmit, permit pr .suffer no waste, impairment or deteriora- tion of that property or any part thereof. 7. To perform, comply with and abide by, each and every, the stipulations, -5-
