and that certain Agreement between the grantors and
DiGiorgio Pruit Corporation for the joint use of the
dike and roadway located on the Southerly boundary of
the above described real property~
TOGETHER with all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee th.t the grantor
is lawfully seized of said land in fee simplei that the grantor has
good right and lawful authority to sell and convey said land; that
the grantor hereby fully warrants the title to said land and will
defend the same against the lawful claiMs of all persons whomsoeveri
and that said land is free of all encumbrances, except taxes accruing

subsequent to December 31, 1960.
AND the grantor, Sybil Levita Culverhouse, as Guardian ot the
Estates of George H. Culverhouse, Jr. and John Bradford Culverhouse,
Minors, having by her Petition applied to the County Judge in and
for St. Lucie County, Florida, for authority to sell and convey the
interest of said Minors in the above described real estate, averring
it is necessary and expedient to sell and convey the same and also
each ~nd every jurisdictional fact; and the prayer in said Petition
having appeared to and found by said Judge tO,be reasonable and
just and said Petition true and the sale and conveyance to the best
interest of said Minors, said Court rendered its Order, dated the
19th day of September, 1961, authorizing and directing the grantor,
Sybil Levita Culverhouse, as Guardian of the Estates of George H.
Culverhouse, Jr. and John Bradford Culverhouse, Minors, to sell and
convey the interest of said Minors in said real estate at private
sale. And the grantor, Sybil Levita Culverhouse, as Guardian of the
Estates of George H. Culverhouse, Jr. and John Bradford Culverhouse,
