That if the said parties of the second part shall first
sake the paysents and performs the covenants hereinafter mentioned
on their part to be performed, the said "Sellers hereby covenant
and agree to convey and assure to the Buyers or their heirs or
assigns in fee maple, clear of all incuabrances whatever b~ good

And the Buyers hereby covenant and agree to pay to the
sellers the sua of =7,500.00 to be paid as follows, to wits
