And shall duly, promp~ly, end fully perform, discharge, execute, effect, complete, end comply with and
abide by each and every the stipulations, agreements, conditions, and covenants of eud romiesory note and
of this mortgage, then this mortgage and tkie estate hereby created shall cease and be null and void.
The Mortgagor further oovensnts as follows:
1. That he will pay the indebtedness, as hereinbefore provided. Privilege is reserved b prepay at any time,
without premium or fee, the entire indebtedness or any part thereof not lees than the amount of one installment,
or one hundred dollars (=100.00), whichever is lees. Any prepayment made on otter than an installment
due date will not be credited until the neat followi3g installment due date.
2. In order more fully b protect the security of thin ctnortgsge the Mo r, together with, and in addi-
tion to, the monthly payments under the terms of the note secure hereby, on installment due date day of
each month until the ea>id note is fully paid, will pay b the Mortgagee the following sums:
(a) A sum equal b the ground runts, if an ,next due, plus fhe premiums that will next become due and
payable on policies of fire and other haaard insurance covering the mortgaged property, plus taxes
and asaessmente next due on the mortgaged property (all ss estimated-b the Mortgagee and of
which the Mortgagor is notified) less all sums already paid tberefor divided ~p the number of months
b elapse before one month prior b the date when such ground rents, premiums, taxes, and assess-
ments will become delinquent, such sums b be held by Mortgagee in trust b pay said ground rents,
premiums, tares, and special aeeeesments.
(b) The aggregate of the amounts payable pursuant b subparagraph be and those payable on the note
secured hereby, shall be paid in a single payment each month, to be applied to the following items
in the order elated: _
(I) ground rents, taxes, assessments, fire, and other haaard insurance premiums;
(II) interest on the note secured hereby; and
(III) amortisation of the principal of said note.
Any deficiency in the amount of such aggregate monthly payment shall unless made good by the Mortgagor
