If the construction of said building as hereunder _ contemplated shall cause an increase in the assessrent of Landlord's property for taxation purposes, which increase in assessment results in hig2ter ad valorem taxes on said leased premises, then in that event, Tenant shall becJme liable to Landlord for the portion of said tax increase as can be attributed to tt-,e construction of said l~uildir~g, provided however, that in the`~event the construction of~ said building on said premises dons not result in an increased assessment £or taxation purposes, then Tenant shall not be liabla to Landlord for any increase in ad valorem, taxes on said premixes. 5, That upon the termination of the lease`hereinbefore refer7red to, or any extension thereof, Tenant, if he elects to remove the building provided for in Paragraph One her=of, shall do so within thirty (34) days from date of termination of said lease and shall leave the property upon which said building was located in a clean and orderly condition.
