(c) Monthly payments as hereinbefore set out shall
include principal and interest on the unpaid
balance at the rate of 7.8~ per annum. Each
installment sha h apply first to the payment
of interest, then to the unpaid balance of the
principal sum. -
IT IS COVE'~ANTED, AGREED P.NI? U'1DER~'r000, as part of the con-
side~ation hereof, as follows:
1. In the event that it should become necessary to institute
legal proceedings to foreclose or otherwise enforce this contract,
the parties of the second part hereby agree tc p~-y all costs of
such action, including a reasonable attorney's fee.
2. The parties of the second part also covenant and agree
to keep tl~e premises insured to the full extent of the total in-
debtedness remaining unpaid hereunder, said policy-to show the
interests of the parties of the first part hereunder, and to
promptly pay all premiums on said ir-surance, and all real and
personal property tares which may be levied or assessed against
the property.
3. To permit, commit or suffer no waste, impairment or
deterioration of said property or any part thereof, and to keep
and maintain the property in a good state of repair and mainte-

4, And in case of the failure of the said parties of the
second part to make either of the payments or any part thereof,
or to perform any of the co~~enants on their part hereby made and
entered into, this contract shall, at the option of the parties
of the first part, be forfeited and termi~~ated, and the parties
of t2ie second part shall forfei~ all payments made by them on
this contract; and such payments shall be retained by the said
parties of the first part in full satisfaction and liquidation
of all damagss by them sustained; and said parties of the first
part shall have the right to re-enter and take possession of the
