TOGETHER with all the tenements, hereditamenta and appurtenances; with a. ary

der and easement theretp belonging or in any wise appertaining:

And the said party of the first part does covenant with the said party of the second
part that it is lawfully Seized of the said premises, that they are free from all encum-
brances, except as above stated, and that it has good right and lawful authority to sell
the same; and the said party of the first part dcea hereby fully warrant the title to said
land, and will defend the same against the lawful claims of all persons whomsoever, ex-
cept as above stated.
And tl-,e Owner, for itself and its successors and assigns, sloes hereby release to
the Florida State Turnpike Authority and its successors and assigns any and a?1 abutter's
rights, including access rights to the above-described real estate. -
And the Owner, for itself and its successors and assigns, hereby covenants wits
the Florida State Turnpike Authority and its successors and assigns that Owner, and its
successors and assigns, shall not establish or maintain or perlRit any natural or legal
person to establish or maintain on any of aforesaid remaining lands- any billboard, sign,
notice, poster, advertising device, or ether display which is visible from the travelway
of Sunshine State Parkway, and which is not a.t the date hereof in existence. This cove-
nant shall run with. the land.
And the Owner, for itself acid its successors and assigns, does hereby release and
forever discharge the Florida State Turnpike Authority, its successors and assigns, from
any damage to any remaining lands of the Owner which results from the conveyance sev-
ering the above-described real estate from said remaining lands of Gwner for the pur-
pose of constructing and maintaining the Sunshine State Parkway upon the above-described
real estate, and from any damage arising from any cause whatsoever to the date hereof
