In the event oil or other minerals are ever found under aforesaid property, all royalties will belong to grantee. ,r~Ii~T the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee simple; that it has good right and lawful authority to sell and convey said land; that it hereby fully war- rants the title to said land and will defend the same agzinst the lawful claims of all persons whomso- ever; and that said land is free of all encumbrances. This conveyance is made subject to the following conditions and restrictions which shall be constru- ed as covenants i eaI running with the land to wit Subject to existiig easements, if any and to easements shown on subdivision plat. 1. No building other than one private dwelling and garage (carporte) shall be erected ort this lot. The dwelling shall have an inside livable floor area of at least 600 square feet and the garage (car- porte) at least 180 square feet and shall be located at least 30 feet from street or back line, 26 feet from side street lines and 10 feet inside lines of such lot. In case of single ownership of more than one lot, this covenant Uhall apply to the parcel owned as a whole. A duplex or guesthouse may llot be erected ex- cept with express written approval of Grantor. 2. No dwelling may be erected on a land eras of less than 9,000 square feet. 3. All plans, including plot plane, elevations and fences must be first approved by Grantor or an Association of Property Owners when formed and such construction when started must be completed within 9 months, 4. No outside toilet facilities will be permitted and septic tanks must be erected and maintained in a manner as prescribed by the St. Lucie County Board of Health. No drainage may be located within 25 feet of an adjoining Ict, 50 feet of a :vaterfront .lot, or li0 feet of any well. 5. No tent, trailer, or any temporary type oP structure shall be used as a residence, and the lot shall not be used for storing~ny materials except construction in progress. 6. No fence, ~.•all, hedge, trees or shrubs which obstruct vision between 2 and 6 feet above road- ways will be permitted on any corner lot. And ary fence, hedge or shrubbery on a waterfront site that is within 30 feet of the wa±er line can not exceed three fQet in Iieight. 7. No activity will be permitted which is a nuisance cr annoyance ~o she neighborhood. Household pets are permitted if not maintained for any commercial purpose. 8.
