gas and mineral lease dated August 26, 1963, and recorded in Deed Book 186, at page 49 of the public
records of St. Lucie County, Florida. In the event oil or other minerals are ever found under aforesaid
property, all royalties will belong to grantee.
,e~Yl<~ the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee
simple; that it has good right and lawful authority to sell and convey said land; that it hereby folly war-
rants the title to said land and will defend the same against the lawful claims of all persons whomso-
ever; and that said land is free of all encumbrances.
This conveyance is made subject to the following condikions and restrictions which shall :.ie cunstru-
ed as covenants real running with the land to wit:
Subject to existing easements, if any and to easements shown on subdivision plat.
1. No building other than one private dwelling and garage (carports) shall be erected on this lot.
The dwelling shall have an inside livable floor area of at least 600 square feet and the garage (car-
ports) at least 180 square feet and shall be located at least 30 feet from street or back line, `L5 feet from
side street lines and 10 feet inside lines of such lot. In case of single ownership of more than one lot,
this covenant shall apply to the parcel owned as a whole. A duplex or guestl:ous: msty not be erected ex-
cept with express written approval of Grantor.
2. No dwelling may be erected on a land area of less than 9,000 squarl' feet.
3. All plans, including plot plans, elevations and fences m~k9t be first approved by Grantor or an
Association of Property OR'nerS when formed and such construction when started mast be completed
within 9 months.
4. Ne outside toilet facilities will be permitted and septic tanks must be erected and maintained in
a manner as prescribed by the St. hucie County Board of Health. No drainage may be located within 25
feet of an adjoining lot, 60 feet of a waterfront lot, or SO feet of any well.
5. No tent, trailer, or any temporary t:-pe of structure shall be used as a residence, anc? the lot
shall net be used for storing any materials except construction in progress.
6. No fence, wall, hedge, trees or shrubs which obstruct vfsion between 2 and 6 feet abore road-
n•ays will be permitted on any corner lot. And any fence, hedge or shrubbery on a water-.rout site that
is within 30 feet of the water line can not exceed three feet in height.
7. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Hot,sehold
pets are permitted if net maintained for any commercial purpose.
8. No sign can be displayed except one professional sign or a "Sale" or "Rent" sign of not more
than one square foot.
