And the said Mortgagor flirther covenants and agreaa for so long a3 all, or arty part of the indebtedness secured hereby remainR unpaid to preserve, maintain and care for the citrus groves upon the above dearr~bed premises, such care and maintenance to include cultivating,_apraYinBi dusting, pruning, fertilising, Watering, protection against ~daonage by frost and .fire, marketing of crops and replanting of tre~r.y ~~hen needed, all to be done in a husband-liko manner and in accordance With approved methods of grove culture, and sgre• not to top--work said groves without the Written consent of ttie holder of this mortgage, provided further that upon the failure of the Mortgagor to fully comply with any' or all provisions of the above covenants, the holder of the indebtedness secure3 hereby, in addition to all its other rights and remedies for breach of covenants in this mortgage contained, and in addition to its right, hereby expressly . given, to declare a default upon the breach of any such covenant, may, at its option, take such action as it deersa necessary to preserve, maintain and care for tfie premises, and said holder of such indebtedness is hereby given full rights of ingress and egress to the premises securing this loan in order to preserve, maintain and care for such premises for ao long as all or argr part of the indebtedness .secured h©r~eby is unpaid; and ~y reasonable expense incurred by it in so doing shall become part of the indebt- edness secured, hereby, and shall become immediately due and payable and shall bear interest at the rate provided herein for matured -obligations, however, it is expressly understood and agreed that the holder of such indebtedness is under no obligation to so do, except at its awn election, and failure-on the par+~ of such holder to take any action hereunder shall not constitute a waiver of further breaches of such covenants; it is further covenanted and agreed by the Bald mortgagor that he will not mine or cause, authorize or peitnit arty mining of phosphate, limerock, limestone, clay, saz:d, oil, petroleum or arty other mineral on the lands secured by this mortgage Without the prior written consent of the Mortgagee and ~Y violation of this covenant shall give the said i•Scrtgagee the option to declare a default on said mortgage and accelerate the principal balance due cn the Note hereby secured, together~With arty other rights in case of default as otherwise provided in this instrument.
