No building other than one private dwelling and garage (carports) shall be erected ors thi3 lot. No outside toilet facilities will be permitted and septic tanks must be erected xnd maintained in a manner as prescribed by the St. Lucie Coutrty Board of Health. No drainage may be located within 2b feet of an adjoining lot, 50 feet of a waterfront lot, or 50 feet of any :Fell. !i.
