GEORGE and LII,LIAN M. i.~EORGE, his xife whose postoffice address is ?B~ Normandy Road Palmar Park, I~attsville, Maryland hereinafter called the grantee (Wherever used herein the form "grantor" and "grantee" include all the parties to this instrument and the heirs, legal representatives and assigns of lndtviduale, and the successors and assigns of corporations) itnesseth: That the grantor, for and in consideration of the sum of $ 10.00 and other valuable considerations, receipt whereof is hereby acknowledged, by these presents does grant, bargain, sell, alien, remise, release, convey and confirm unto the grantee, all that certain land situate in St, Lucie County, Florida, viz Lot(s) numbered -2- ,Block numbered °3`*- ,Unit numbered ~`- I.akewood Park, St. Lucie County, Florida, as per Plat on file in Plat Book 11, Page 2 of the Public Records of St. Lucie County, Florida. ~p~p~~P1; with all the tenements, hereditaments and appurtenances thereto belonging or In any- wise appertaining. (~>~i ~Ibe MIt~ ~II IIld, the samo in fee simple forever, subject, however, to that certain oil, gas and mineral lease dated August 26, 1953, and recorded in Deed Book 186, at pzge 49 of the public records of St. Lucie County, Florida. In the event oil or other minerals are ever found under aforesaid property, all royalties will belong to grantee. ~H~t the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee simple; that it has good right and lawful authority to se'_1 and co;-vey said land; that it hereby fully war- rants the title to said land and will defend the same Rgainst the lawful claims of all persons whomso- ever; and ±hat said land is free of sil encumbrances. This conveyance is made subject to the following conditions and restrictions which shall be constru- ed as covenants real running with the land to wit: Subject to existing easements, if any and to easements shown on subdivision piat. 1. No building other than one private dwelling and garage (carports) shall he erected ors this lot. The dwelling shall have an inside livable floor area of at least 600 square feet and the garage (ce-- porte) at least 180 square feet and shall be located at least 30 feet from street or back line, 26' feet from aide street lines and 10 feet inside lines of such lot. In case of single ownership of more than one lot, this covenant shall apply to the parcel owned as a whole. A duple~c or guesthouse may not be erected ex- cept with express written approval of Grantor. , 2. No dwelling may he erected on a !and area of less than 9,000 square feet. 3. All plans, including plot pla*ls, elevations and fences must be first approved by Grantor or an Association of Property Owners when formed and such construction when started must be completed within 9 months. 4. No outside toilet facilities will be permitted and septic tanks must be erected and maintained in a manner as prescribed by the St. Lucie County Bcard of Health. No drainage may be located within 26 feet of an adjoinilig lot, 60 feet of a waterfront lot, or 6~ feet of any well. 6. No tent, trailer, or any temporary type of structure shall be used as a residence, and the lot shall not be used for storing~ny materials except construction in progress. 6. No fence, wall, hedge, trees or shrubs which obstruct vision between 2 and 6 feet above road- ways will be permitted on any corner lot. And any fence, hedge or shrubbery on a waterfront site that is within 30 feet of the water line can not exceed three feet in height. 7. No aCicivity will be permitted which is st nuisance or annoyance to the neighborhood. Household pets are permitted if not maintained foi ary commercial purpose. S. No sign can be displayed except one professional sign or a "Sale" or "Rent" sign of not more than one square foot.
