Together with all structures and improvements now and hereafter on said
land, and fixtures attached thereto, and all rents, issues, proceeds and profits
accruing and to accrue from said premises, all of Which are included within the Fore-
going description and the habendum thereof; also all gas, steam, electric, water
and other heating,cooicirg, refrigerating, lighting, plumbing, ventilating, irrigating
and power systems, machines, appliances, fixtures and appurtenances, which ro~+ are or
many hereafter pertain to, or be used with, in or on said premises, even though they
be detached or detachable; also, all building, improvement or construction materials,
supplies and equipment hereafter delivered to said land contemplating +nstallation
or use in constructions thereon and all rights and interest of the Mortgagor in build-
ing perzlits and architectural plans and specifications relating to contemplated
constructions or improvements on said land and all rights and interest of Mortgagor in
present or future mortgage loan commitments pertaining to any of said land and improve-
ments thereon.
TO RAVE AND TO HOLD the same, together with all and singular the tenements,
hereditamei~ts and appurter..ances thereunto belonging or in anywise appertaining, sad
the reversion and reversions, remainder or remainders, rents, issues and profits
thereof, and also all the estate, right, title, interest, property, possession, claim
and demand whatsoever, as well in law as in equity, of the said Mortgagor in and to
the same, and every part thereof, unto the said Mortgagee absolutely and in fee simple
forever .
And the Mortgagor hereby covenants with the Mortgagee that be :.a in-
defeasibly seized of said land in fee simple; that he has full power and lawful right
to convey the_ same in fee sisaple ss aforesaid; that it shall be lawful for the
Mortgagee at all times peaceably and quietly to enter upon, hold, occupy and enjoy
said land, and every part thereof; that the land is and will remain free Prom all
encumbrances; that said Mortgagor will make such further assura.~ ea to perfect the fee
simple title to said land in said Mortgagee as may be reasonably required, and that
said Mortgagor does hereby ful]y warrant the title to the property bereby mortgaged,
and every part thereof, and will defend the same against the lawful claims of all
persons whomsoever.
PROVIDED ALWAYS that if the Mortgagor
certain promissory note, of which the following
