TO HAV}3 AND TO HOLD the same, and all the estate, right,
title, interest and claim whatsoever of the said party of the
first part to the only proper use a.nd benefit of t.Y~ said party
of the r~econd part, its successors and assigns forever, except
as aforesaid.
