The brantors, Sara Johnson and W. N. Crooks, and the grantee,
C. Gertrude Thomas covenant to and with each other that they are
the only children and sole heirs at law of Gertrude Crooks (grantee
in deed from W. N. Crooks and Myrtle E. Crooks, his wife, dated
May 3, 1960, recorded in Deed Book 257, at page 632) why, being
a widow, died intestate on the 8th day of October, 1962.

alI persoru whomsoever; and that said land is free of all encumbrances, except taxes accruing subsequent
to December 31, 19 61.
