And the said party of the first part does covenant with the said party of the second
part that it is lawfull}• seized of the said prerniaea, that they are free from all encum-
brances, except as above stated, and that it has good right and lawful authority to sell
the same; and the saic: party of the first part does hereby fully warrant the title to said
land, and will defend the same against the lawful claims of all persons whomsoever, ex-
cept as above stated.
And the Owner, for itself and its successors and assigns, does hereby release to
the Florida State Turnpike Authority and its successors and assigns any and all abutter's
rights, including access rights to the above-described real estate. _
And the Owner, for itself and its successors and assigns, hereby covenants with
the Florida State •I`urnpilce Authority and its successors and assigns that Owner, and its
successors and assigns, shall not establish or maintain or permit any natural or legal
person to establish or maintain on any of aforesaid remaining lands any billt~oard, sign,
notice, poster, advertising device, or other display which is visible from the travelway
of Sunshine State Parkway, and which is not at the date hereof in existence. This cove-
nant sha1J. run with the land.
And the Owner, for itself and its successors and assigns, does hereby release and
forever discharge the Florida State Turnpike Authority, -its successors and assigns, from
any damage to any regaining lands of the Owner which results from the conveyance sev-
ering the above-describe3 real estate from said remaining lands of Owner for the pur-
pose of constructing and rr.~intaining the Sunshine State t-'arkway upon the above-described
real estate, and from any damage arising from any cause whatsoever to the date hereof
in conne..tion with surveying for, drilling in connec~fon with, and constructing the Sun-
shine State Parkway.
IN WITNESS WHEREOF, the said party of the first part has caused these presents
