.And the said party of the first part does covenant with the said party of the second
part that it is lawfully seized of the said premises, that they are free from all encum-
brances, except as above stated, and that it has good right and lawful authority to sell
the same; and the said party of the first part dose hereby fully warrant the title to said
land, and will defend the same against the lawful claims of all persons whomsoever, ex-
cept as above stated.
And the Ov~•ner, for itself and its successors and assigns, does hereby release to
the Florida State Turnpike Authority and its successors and assigns any and all abutter's
rights, including access rights to the above-described real estate.
And the Owner, for itself and its successors and assigns, hereby covenants with
the Florida State Turnpike Authority and its successors and assigns that Owner, and its
successors and assigns, shall not establish or maintain or nPr•nit any natural or legal
person to establish or maintain on any of aforesaid remaining iands any billbcard, sign,
notice, poster, advertising device, or-ofher display which is .visible from the travelway
of Sunshu-e State Parkway, and which is not at the date hereof in existence. This cove-
nant shall run with the land. -

And the Ov~nier, for itself and its successors and assigns, does hereby release and V~
forever discharge the Florida State Turnpike Authority, its successors and: assigns, from ?~,
any damage to any remaining lands of the Owner which results from the conveyance sev- ~~

Bring the above-described real estate from said remaining lands of Owner fox the pur- \
pose of constructing and maintaining the Sunshine State Parkway upon the above-described 1
real estate, and from any damage arising from any cause whatsoever to the date hereof \
in connection with surveying fox, drilling in connection with, a~d constructing the Sun ~
shine State Parkway.
