9. wring the period of his possession of the premises prior to th°
delivery of said deed, the Purchaser shall not commit nor suffer to be
committed any waste in respect of the said premises. '
10. The Purchaser shalt place and continually keep on the buildings
Hour or hereafter situated on said premises and on the personal property
therein, fire and windstorm insurance in the usual standard policy form in a
sum not less than full insurable value in such company or companies as may
be approved by the Seller. All such policies shall contain the usual clause
making the loss under said policies payable to the Seller as their interest
may appear.
11. Upon the purchase price being fully paid, according to the terms,
provisions and conditions of this agreement, the Seller shall convey, by
warranty deed in statutory firm, to the Purchaser the said pieces or parcels
of land herein described in fee simple, free from any and all encumbrances
that are not herein assumed by the Purchaser.
12. The time of payments shall be of the essence of this contract.
13. The Purchaser agrees to pay to the Seller all costs or expenses,
including a reasonatie attorneys' fee, that the Seller may, at any time, incur
in the enforcement of any of the terms, conditions, provisions or covenants
contained herein that the Purchaser may have failed to keep and perform.
14. This Agreement in all of its terms shall bind both of the parties
hereto, their respective heirs, executives, administrators, successors
and assigns.
