15. If default be made •in paymrnt, when due, of ;.ny indebtedneu secured hereby, or in performance of any o[ Mort-
gagor's obligations, covenants or agreements hereunder:
(a) Mortgagee is authorized at any time, without notice, in iv sole discretion to enter upon and take posscuion of the
premises or any part thcrrnf, to perform any acts bortgagee deems neces<ary or proper to conserve the security and to collect
and receive all rents, issues and profits thereof, ~ncluding thox past due as well as those accruing thereafter, and
(b) Mortgagee shall be entitled, as a matter of strict right and without regard to the value or occupancy of the security,
to have a receiver appointed to enter upon and take possession of the premises, collect the rcn•: and profits therefrom and apply
the same as the court may direct, wch receiver to save all the rights and powers permitted under the laws of Florida.
In either such case )Mortgagee or the receiver may also take possession of, and for these purpoxs use, any and all personal
property contained in the premises and used by Mortgagor in the rental or leasin,4 thereof or any part thereof. The expense
(including receRer's fees, counsel fetes, costs and agrnt's compensation) incurred punuant to the powers herein contained shall
be secured hereby. Mortgagee shall (after payment of all costs and expenses incurred) apply such rents, issues and profits received
by it on the indebtedness secured hereby iu such order as Mortgagee determines. The right to enter and take possession of said
property, to manage and operate the same, and to collect the rents, issues and profits thereof, whether by a receiver or otfier-
wise, !hall be cumulative to any other right or remedy hereunder or afforded by law, and may be exercised concurrently therewith
or independently thereof. bortgagee shall be liable to account only for such rents, issues and profits actually received by bortgagee.
14. 1f the indebtedness secured hereby is now or hereafter further secured by chattel mortgages, pledges, contracts of
guaranty, assignments of leases, or other securities, or if the premises hereby encumbered consists of more than one parcel, I\fort-
gagcr may at its• option exhaust any one or more of said securities and the security hereunder, or such parcels of the security
hereunder, either concurrently or indepcndendy, and in such order as it may determine.
15. No delay by Mortgagee in exercising any right or remedy hereunder, or otherwise afforded by law, shall operate as a
waiver tlserrnf or preclude the exercise thereof during the continuance of any default hereunder. No waiver by Mortgagte of any
defauh shall constitute a waiver of or consent to subsequent defaults.
16. Without affecting the liability of any person (other than any person released punuant hereto) for payment of any
indebtedness secured hereby, and without affecting the priority or extent of the lien hereof upon any property not specifically
rcleaxd pursuant her_to, Mortgagee may at any time and from time to time. without notice and without limitation as to any
legal right or privilege of Mortgagee:
(a) Release any person liable for payment o! any indebtedness secured hereby.
(b) Extend the time or agree to alter the terms of payment of any of the indebtedness.
(c) Accept additional security of any kind.
(d) Release any property securing the indebtedness.
(e) Consent to the creation of any caxment on or over the premises or any covenants restricting use or occupancy
therrnf.
17. Any agreemrnt hereafter made by Mortgagor and Mortgagee pursuant to this mortgage shall be superior to the rights
of the holder of any inten•ening lien or encumbrance.
18. I\fortgagor hereby waives all right of homestead exemption in the property subject to this mortgage.
l9. The cotenants and agreements herein contained shall bind and the benefits an:' advantages shall inure to the respec-
tive heirs, executors, administrators, successors and arigns of the parties hereto. Wherever used, the singular number sfiall include
the plural, the plural the singular, and the use of any gender shall be applicable to all gender. All covenants, agreemrnts and
undertakings shall be joint and seteral. In the event additional numlxred rovenants are for convenience inserted in this mortgage
following the legal description, such additional covenants shall be read and giten effect as thrsugh following this covenant in con-
secutive order.
