SPECIAL WARRANTY DEED
THOh',AS H. THURLOW, individually and as Trustee, joined
by his wife, JANF, B. THURLOW, the Grantors, in consideration of the
sun of Ten Dollars and other good and valuable considerations,
received from GENE T. DYER and EVELYN l~f;. DYER, his wife, hereby on
this 24th day of January, 19'62, convey to the Grantees, the real
property in St. Lucie County, Florida, described a5:
BEGINNING on the North boundary line of the S4 of
the NE~ of the SE~ of Section 6, Township 34 South,
Range 40 East, at a point 369.56 feet East from the NW
corner of said S4 of the NE~ of the SE~, said point
being 100 feet Westerly from (when measured at right
angles to) the ,urvey line of State Road No. 5; thence
run South 18 degrees 21 minutes 34 seconds past 488.91
feet along a line 100 feet 1esterly of and parallel to
said survey line;- thence torn and run Westerly parallel
to the North boundary line-of the S~ of the NE~ of the
SE of said Section 6 to the Wast line of the E~ of the
SE of said Section; thence North 462.3 feet more or less
to the NW corner of the S~ of the NE~ of the SE~; thence
run East along the North line of the S~ of the NE~ of the
SE~ to the point of beginning, all lying in and being a
part of the SE~ of Section 6, Township 34 South, Range 40
East.
Subject to any easer~.ents, restrictions, limitations and
conditions of record.
Sub,Ject also to mortgage given by Atlantic Broadcasting
Co., a corporation-organized and existing under the laws
of the State of Florida, to Gene T. Dyer and wife, recorded
in Official Records Book 17, Page 8, etc., St. Lucie
County public records,
and covenant, as against all persons claiming by, through or under
the Grantors, that the property is free of all encumbrances except
as herein provided, that lawful seisin of and good right to convey
that property are vested in the Grantors, and that the Grantors
hereby fully warrant the title to said land and will defend the same
against the lawful claims of alb. persons claiming by, through or under
the Grantors.
