18. That if the mortgagor default in any of the covenanta or agreementg containM herein, or in
said note, then the mortgagee may perform the same, and all expenditures (including reasonable attor-
ney's f~s) made by the mortgll.gee in so doin.. 'hall draw interest at the rate set forth in the note seemed
hereby, and shall be repayable immediately and ~.'thout demand by the mortgagor to the mortgagee, and,

14, That the mailing of a written notice or demand addressed to the owner of record of the mortgaged

to said owner at said mortgaged premises, and mailed by the United States mails, shall be sullicient notice
and demand in any ease arising under this instrument and required by the provisions hereof or by law.
15. The mortgager covenants and agrees that 80 long as thilt- mortgage and the said note seeured
hereby are insured under the provisions of the Nationalllousing Act, he will not execute or file for record
any instrument which imposes a restriction upon the sale or occupancy of tile mortgaged property on the
basis of race, color, or creed. Upon MY violation of this undertaking, the mortgagee may, at itg option,
declare the unpaid balance of the debt secured hereby immediately due and payable,
The covenantg herein contained shall bind, and the benefitg and advantages shall inure to, the respec-
tive heirs, executors, administrators, successors, and assigns of the parties hereto. Whenever used, the
singular number shall include the plural, the plural the singular, and the U8e of any gender shall include
all genders.
