The citrus grove new located on the said land above described and the crops of citrus fruit nO~f growing and hereafter to be grown the:r.'eon are the c}1.1ef factors in the value of the mortgaged property, and the mortgagors covenant and agree, among other covenant s: (6) To cultivate, fertili7.e, prune, spray and otherwise keep, care for, improve, and maintain the citrus grove now located on the above described land in a good s'tate of cultivation and fertilization, according to the best stand81'ds prevailing in the vicinity of the land at the time; and to permit free inspection of premises by Mortgagees. (b) That in case of any default by the Hortgagors as to either or any of the covenants herein made and entered into, and a suit in equity is instituted by the l'lortgagees to enforce their rights, the mortgagees shall be entitled to apply to the Court having jurisdiction of such suit for the appointment of a receiver of all and singular the said property and the income and profits therefrom. Such receiv~r shall have the usual powers and duties, including the power to care for and cultivate said grove and to market any and all crops thereon and to collect any and all revenues derived therefrom, snme to be applied by such receiver as required by law and under the direction of the Court. (c) The Mortgagees may not claim a default for the fa~lure to comply with the cov~nants arrl agreements contained in paragraph (a) above until thirty (30) days after said default shall have b~en brought to the attention of the mortgagor by the mortgagee.
