KNOW ALL MEN BY THESE PRESENTS
that I, STEPHEN H. LEWIS, residing at 150 ~Bt 69th street,
New York, N. Y., have made, constituted and appointed and
by these presents do make, constitute and appoint JAY O. KRAMER,
residing at 259 Griffen Avenue, Scarsdale, N~w York, my true
and lawful attorney, for me and in my name, place and stead,
1. To close title to that certain real property
described as follows:

The West 1/2 of th~ SW1/4 of the SE1/4 of
Section 8, Township 36 South, Range 39 East, and
alao the NWl/4 of the NWl/4 of the NEl/4 of
Section 17, Township 36 South, Range 39 East;
land located in st. Lucie County, Florida,
pursuant to that certain contract dated JanuaI~ 9, 1963,
between ANTHONY J. AI,ESSI and S. J. SORGE, as seller, and
WILLIAM E. HOLMES, ~s buyer, which contract was heretofore
assigned by the said WILLIAM E. HOLMES to the undersigned,
and which contract calls for a purchase price of $&(,500.
of which $62,125. 16 to be paid by way of purchase money
mortgage to be delivered at the closing of title, and
$21,375. in cash to be paid at said closing, with adjustments
for taxes, insurance, assessments and other fila tters as
provided in said contract.
2. In connection with said closing of title (i) to
execute and deliver a mortgage note o~ bond and purchase money
mortgage in the amount of $62,J25. bearing interest at the
rate of 6~ per annum and payable in ten equ~l annual instal-
menta of $6,212.50 each, with interest on the unpaid balance,
with privilege to prepay at any time, without penalty, any
amount of the prin~ipal of said mortgage; (ii) to agree upon
and make and pay all adjustm~nt8 pursuant to said contract;
