THIS WARRANTY DEED made the~~day of March
A. D. 1963, by PAULINE CATHERINE BELL, a single adult, and HELEN
MARIE JACQUIN, a single adult, hereinaftet: called the Grantors, to
PHILLIP A. HOEFFNER and MARIE HOEFFNER, hi.s wife; BERNARD A.
HOEFFNER and MARGARET HOEFFNER, his wife, and JACOB A.

HOEFFNER, a single adult, whose post office address is 327 South 13th
Street, Fort Pierce, Florida;
WIT NESS E T H : That the Grantors, for and in consideration
of the sum of $10.00 and other valuable considerations, receipt whereof
is hereby acknowledged, hereby grant, bargain, sell, alien, remise,
release, convey and confirm unto the Grantees, all of that certain land
situate in St. Lucie County, Florida, viz:
Our undivided one-third (1/3) interest in and to:
All that part of Tracts 9, 10, 15 and 16 of Model Land Company
Subdivision of the SEt of Section 23, Township 35 South, Range
39 East, as recorded in Plat Book 2, at page 10 of the Public
Records of St. Lucie County, Florida, which is bound as follows:
(1) On the East by the West right of way line of the
Turnpike frontage road .extending from State Road
170 to Coolidge Road. '
(2) On the South by the NlJrth right of way line of
State Road 1170.
(3) On the West by the East right of way line of State
Road 11607 (King's Hignway)
(4) On the North by the South line of Lots 7 and 8 of said
Model Land Company SUbdivision first above referred to.
Said tract comprising 14 acres, more or less.
Together with all citrus fruit on the trees situate upon the herci n
