tional taoti and the prayer in said petition having appeared to and
found by said Judge to be reasonable and just and said petition true
and th~ sale to b@ to the be3t interests of 9aid guardianship, said
Court. rendered the order dated the 9th day of January, 1963, direct-
ing the said Guardian to join ~n with the other Parties of the Firat
Part in selling said real estat~ at private sale as hereinabove set
forth.
NOW, T~EREFORE, in oonsideration of the premises and the sum of
'25,000.00 in hand paid, said Parties of the First Part hereby grant,
bargain, sell, alien, remise, release, convey and confirm unto the
said Party of the Second Part, and to her heirs and assigns forever,
that certain land in the said County of st. Luci~, state of Florida,
described as follows:
The South half of the North half of the South
half of the following described land, to-wit:
The South 20 acres of Lot 2 and all of Lot 3,
said lots being in S0ction 1, Township 36 South,
Range 40 East. Said description containing 106
acres, more or less, according to United States
Survey. The dividing lines of the 106 acre tract
to be run straight from Indian River to Savannah
and thence across Savannah to West line of said
Lot 3 so as to make equal river front, equal land
and equal Savannah on each half. This description
covers 131 aores, more or less, situate in Lot 3,
Section 1, Township 36 South, Range 40 East.
EXCEPTING from the above description the rights
of way of the Florida East Coast Railway and the
old Dixie Highway,
together with all and singular the tenement, hereditaments and ap-
purtenances thereunto belonging or in any wise appertaining.
TO HAVE AND TO HOLD the same unto the said Party of the Second
Part, and to her heirs and assigns, in fee simple forever.
And the said Part~es of the ~irst Part do hereby covenant to
and with the sald Party of the Second Part, her heirs and assi~ns,
that in all things preliminary to and in and. about said sale and
this conveyance the orders of said Court and the Laws of Florida
have been followed and complied with in all respects.
