by EDSALL GROVES INC., a corporation organized and existing under the
laws of the State of Florida, hereinafter called the grantor, to ART GUST

WIT N E SSE T H: That the grantor, for and in consideration of the
sum of $10.00 and other valuable considerations, receipt whereof is here-
by acknowledged, hereby grants, bargains, sells, aliens, remises, re-
leases, conveys ~nd confirms unto the gr~ntee, all that certain land situate
in Saint Lucie County, Florida, viz:
The W~ of NEt of swt of Section 15, Township 34 South, Range
39 East, less and excepting therefrom rights of way reserved
unto Florida East Coast Realty Company by its plat recorded in
Plat Book 2, page 7, public records of St. Lucie County, FlOrida;
said rights of way being subsequently conveyed by Florida East
Coast Realty Company to Fort Pierce Farms Drainage District
as follows: The North 75 feet of said wi of NEt of swt of said
Section 15, which exception includes the right of way for II Indrio
Road" .
This instrument shall also operate as an assignment by the grantor
to grantee of a certain easement over the Southerly portion of the
Ei of NEt of sw:l- of said Section 15 conveyed by Joe Nelson and
Vinnie Nelson, his wife, as the same appears of record in Deed
Book 91, page 296, public records of St. Lucie County, Florida,
This instrument shall further operate as an assignment by grantor
to grantee of all the right, title and interest of the grantor in and to
a perpetual right to use a drainage pump and pump house in which
said drainage pump is located (in common with John R. Sheehan
and Jean C. Sheehan, his wife, anc! their successors in title to the
Ei of NEt of swt of said Section 15), for the purpose of draining
said wi of NEt of swt of section 15, contingent upon the said
grantee and his successors in title paying the expense of operation
in the: form of repairs, labor and fuel in connection with the use of
said pump for both parcels and further paying one-half of the re-
placement coats of any properly capitalized item of said pump,
pump motor, or pump house all as is more fully made to appear
by the conveyance and easement dated October 6, 1960, recorded
in Deed Book 262, page 71, public records of St. Lucie County,
Florida.
Included with this conveyance is the title to the unharvested citrus
fruit as of February 22, 1963.
