This conveyance and assignment is subject to that certain
first mortgage upon the above described property given by
the said grantor to John Oteen and Opal Oteen, his wife,
under date August 3, 1960, to secure the principal sum
of $30,000.00, and interest, as recorded in Mortgage Book
167, page 173, public records of St. Lucie Coun!y, Florida.
which mortgage grantee assumes and agrees to pay.
TOGETHER, with all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee that the grantor
is lawfully seized of said land in fee simple; that the grantor has good
right and lawful authority to sell and convey said land; that the grantor
hereby fully warrants the title to said land and wUI defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all
encumbrances. except taxes accruing subsequent to December 31, 1962.
IN WITNESS WHEREOF, the said grantor has caused these presents
to be, signed in its name by its proper officers, and its corporate seal to
be affixed, attested by its Secretary, the day and year above written.
