Also lncluded in this mortgage is an assignment made to the said Art
Gust Russakis of a certain easement over the Southerly portion of the
E~ of NE~ of SW~ of said Section 15 conveyed by Joe Nelson and Vinnie
Nelson, his wife, as the same appears of record in Deed Book 91, page
296, public records of St. Lucie County, Florida.
Also included in this mortgage is an assignment made to the said Art
Gust Russakis of all the right, title and interest of the said Edsall I
Groves, Inc. in and to a perpet~al right to use a drainage pump and
pump house in which said drainag~ pump is located (in common with
John R. Sheehan and Jean C. Sheehan, his wife, and their successors i~
title to the E~ of NE~ of SW~ of said Section 15), for the purpose of
draining said W~ of NE~ of SW~ of Section 15, contingent upon the said
Art Gust Russakis and his successors in title paying the expense of
operation in the form of repairs, labor and fuel in connection with the
use of said pump for both parcels and further paying one-half of the
replacement costs of any properly capitalized item of said pump, pump.
motor, or pump house all as is more fully made to appear by the con-
veyance and easement dated October 6, 1960, recoxded in Deed Book 262,
page 71, public records of St. Lucie County, Florida.
iTHIS IS A PURCHASE MONEY MORTGAGE, and it is executed and delivered
subject to that certain first mortgage upon the above described prop-
erty given by the said Edsall Groves, Inc. to John Oteen and Opal
oteen, his wife: under date August 3, 1960, to secure the principal
sum of $30,000.00, and interest, a~ reco~ded in Mortgage Book 167,
pi\ge 173, public records of st. Lucie County, Florida.
