And it is hereby expressly agreed that if either the principal or interest of the debt secured by the prior mortgage from Edsall Groves, Inc. to John Oteen and wife is in default, or if any of the stipulations, agreements, conditions or covenants of said prior mort- gage are broken, then, and in such event, the whole sum of princ1pal and interest of the debt secured by this mortgage shall, at the option of the holder of this second mortgage, become immediately due and payable and this mortgage may be foreclosed at once. Should default be made in the payment of any installment of ~aid first mortgage indebtedness or taxes or any other money required thereby to be paid, the holder of this second mortgage may pay the same, and every pay- ment so made, together with interest thereon at the rate of 10% per annum fr~m the date of such payment, shall be added to and become a part of the indebtedness secured by this second mortgage and be secured hereby and collectible hereunder. 9.
