13. Any and all rights and reservation:; of the Grnntor herein included may be transferred or as-

are to be automatically l'ntitled to membership and \.oting rights in an ass.H'iation of ()wlwrs to be form-
ed for the pUl"J)()se of enforcing- the convenants and maintaining the hij{h standard~ of -Lakewood Park.
All owners :;hall be enti1led to equalrij{hts in the use of street;.;, park areas, lakes and canals and any
other use of property which shall be :;et apart by the Grantor and be maintained by the Propedy Own-
er:; Association when formed or a corporate or non-corporate orj{unization. Grantee will pay $11 for
each lot to Grantor, his nominee:; or a:;:;ij{ns, on February I, of each year, said sum to be w~ed for gen-
eral maintenance.
14. The Grantor resen'es to itself the roads and wa~.s shown on the Plat referred to herein and l"l'-
Sl'rn's the riKht at any time to dpdicate a1\ roads or ways shown on Plat to public use or to convey same
to the State, County or City or any agency thereof.
15. For the breach of any of the above restrictions, the Grantor shall be t'ntitled to apply for relid
by injunctioll in addition to any other remedy and failure of the (;rantor to enforce a restriction lwrein
shall not be deemed a wavier of a rig-ht to do so thereafter as to till' sanH'. a prior, or subsequent breach,
and Grantor !!hall not be held liable for said failure to enforce any restrictioll herein.
