The first parti~s agree that
they will deliver to the second party a warranty deed and
absolute bill of sale covering the above described real and
personal property with the necessary documentary stamps affixed
thereon. The second pa~ty agrees that upon delivery of the
above mentioned warranty deed and absolute bill 61' sale, it will
execute and deliver to the first parties a first mortgage and
note in the amount of One Hundred Thousand Dollars ($100,000.00),
'payable as set out in Paragraph 2 (c) above. Said note and
mortgage shall provide that the second party shall have the
privilege of prepaying without penalty therefor, after 1963,
payments of not less than One Thousand Dollarn ($1,000.00) each

the principal amount of Twelve Thousand Four Hundred Dollars
(~12,400.00) plus accrued interest shall be satisfied of record,
provided that the second party shall have paid to the first
parties all sums then due to first parties under the provisions
of this Contract of Sale.
5. The first parties'will deliver possession of the
residence, residence ~rounds and packing house portion of the
above property, together with the said ~ppliances, at the option
of the first parties, but not later than July 1, 1963; the
remainder of the realty (including the rental cottage) and
