proper husbandry manner in accordance with the best approved

may, in addition to
all other rights and remedies for breach of covenants they may
have, at their option take such action as they deem necessary
to preserve, maintain and care for the premises, and said first
parties are hereby given full rights of ingress and egress to
the premises and property in order to preserve, maintain and
care for such property for so long as all or any part of said,
purchase price, and interest thereon, remains unpaid; and any
reasonable expense incurred by the first parties in so doing
shall become a part of this agreement, and shall become
immedi8tely due and payable, and shall bear interest at the rate
provided herein; however, it is expressly understood and agreed
that the first parties are under no obligation to do so, except
at their own election, and failure of the first parties to take
any action hereunder shall not constitute a waiver of further
