AN ORDER GRANTING A MINOR
ADJUSTMENT TO AN APPROVED
PLANNED UNIT DEVELOPMENT
KNOWN AS THE FLORIDIAN.
WHEREAS, the St. Lucie County Community Development Director has reviewed the application
for a minor adjustment to an approved Planned Unit Development submitted by Stuart Property
Holdings, Ltd., viewed the comments of the St. Lucie County Development Review Committee on
this application, and made the following determinations:
On June 11, 1991, the Board of County Commissioners approved Resolution 91-64
granting Planned Unit Development approval for a for 230 unit development known as
North Fork Landings.
On October 26, 1993, the Board of County Commissioners approved Resolution 93-197
granting a modification to the approved Preliminary Planned Unit Development known as
Harbor Links (f/k/a North Fork Landings) for a 160 unit residential development, 95 units
being located in St. Lucie County and 65 units being located in Martin County, an 18 hole
golf course and an 88 slip marina.
On December 19, 1995, the Board of County Commissioners approved Resolution 95-282
granting a change in zoning and partial final Planned Unit Development Approval for the
project known as the Floridian (f/k/a Harbor Links and North Fork Landings). This
approval was for a 160 unit residential development (67 units in St. Lucie County and 93
units in Martin County) an 18 hole golf course and an 88 slip marina.
On January 7, 1997, the Board of County Commissioners approved Resolution 97-010
granting a change in zoning and Partial Final Planned Unit Development Approval for' the
project known as the Floridian (f/k/a Harbor Links and North Fork Landings). This
approval was for a 98 unit residential development (33 units in St. Lucie County and 65
units in Martin County), an 18 hole golf course and 88 slip marina.
On December 16, 1997, the Board of County Commissioners approved Resolution 97-229
and Resolution 97-230 granting a change in zoning and Final Planned Unit Development
Approval for the project known as the Floridian (f/k/a Harbor Links and North Fork
Landings). This approval was for a 55 unit residential development (17 units in St. Lucie
County and 38 units in Martin County), an 18 hole golf course and 88 slip marina.

The petitioner is now proposing to increase the total residential units to 56 residential units,
which equates to a 9% increase in residential units.
The Development Review Committee has reviewed the site plan for the proposed project
and found it to meet technical requirements of the Land Development Code and to be
consistent with the St. Lucie County Comprehensive Plan.
The proposed project is consistent with the general purpose, goals, objectives, and
standards of the St. Lucie County Comprehensive Plan and the St. Lucie County Land
Development Code.
The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other matters
affecting the public health, safety, and general welfare.
All reasonable steps have been taken to minimize any adverse effect of the proposed
project on the immediate vicinity through building design, site design, landscaping, and
screening.
The proposed project will be constructed, arranged, and operated so as not to interfere
with the development and use of neighboring property, in accordance with applicable
district regulations.
The proposed project is to be served by adequate public facilities and services.
The applicant has applied for and received a certificate of capacity, a copy of which is
attached to this order as Exhibit A, as required under Chapter V, St. Lucie County Land
Development Code.
NOW, THEREFORE, BE IT ORDERED:
Pursuant to Section 11.02.05 (E) of the St. Lucie County Land Development Code, the
Final Planned Unit Development Plan for the project to be known as Floridian, be, and the
same is hereby, approved as shown on the site plan drawings for the project prepared by
Thomas Lucido & Associates on May 2, 1997 and last revised on May 3, 2003, and
received by the St. Lucie County Community Development Director on May 6, 2003
subject to the following conditions:
The approvals being granted by this application accounts for a 9% increase
to the overall density of the Final Planned Unit Development Plan. Any
additional approvals for this project will require the processing of a Major
Adjustment to an approved Planned Unit Development application and shall
require review and approval by the Board of County Commissioners.

The approvals and authorizations granted by this Resolution for the purpose of obtaining
building permits on this property, shall expire on May 20, 2005 unless the developer has
obtained building permits for the site plan described in Part A or an extension has been
granted in accordance with Section 11.02.06, St. Lucie County Land Development Code.
The Final Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioner, Stuart Property Holdings, Ltd., including any successors in
interest, shall obtain all necessary development permits and construction authorizations
from the appropriate State and Federal regulatory authorities, including but not limited to;
the Florida Department of Environmental Protection, and the South Florida Water
Management District, prior to the issuance of any local building permits of authorizations to
commence development activities on the property described in Part A.
A copy of this resolution shall be attached to the site plan drawings described in Part A,
which plan shall be placed on file with the St. Lucie County Community Development
Director.
The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this
order. If this order expires or otherwise terminates, the certificate of capacity shall
automatically terminate.

A copy of this Order shall be mailed, return receipt requested to the developer and agent
of record as identified on the site plan applications.
A copy of this Order shall be attached to the site plan drawings described in Section A,
which plan shall be on file with the St. Lucie County Community Development Director.
This Order shall be recorded in the Public Records of St. Lucie County.
ORDER effective the 20th day of May 2003.
