13. Any and ail rights and reservationa o~ the ~rantor herein included may be tranaferred or
signed by the Grantor to a Property Owners Aasociation or some corporate or non-corporate organization ,
whoae purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property
are to be automatically entitled to membership and voting rights in an association of Ownera to be form-
ed for the purpose of enforcing the convenants and maintaining the high standards of Lakewood Park.
Al! owners shall be entitled to equal rights in the use of atreets. park areas. lakea and canals and any
other use of property which shall be set apart by the Grantor and be maintained by the Property Own-
ers Association when formed or a corporate or non-corporate organization. Grantee will pay a11 for .
each lot to Grantor. his nominees or assigna. on February l, of each year. said sum to be usecl for gen-
eral maintenance,
14. The Grantor reserves to itself the ruaas and ways shown on the Plat referred to herein and re~
servea the right at any time to dedicate all roads or waya shown on Plat to public use or to convey same . ~
to the State, County or City or any agency thereof. ~
16. For the breach of any of the above restrictions. the Grantor shall be entitled to apply for relief
by injunction in addition to any other remedy snd failure of the Grantor to enforce a restriction herein
shall not be deemed a wavier of a right to do so thereafter as to the same. a prior. or subsequent breach.- I..;
and Grantor shall not be held liable for said failure to enforee any restricNon herein. °
. 16. All of the covenants and restrictions shall remain in foree until January 1, 1968~ and ahall be
automatically renewed for each 5 year period thereafter unless owners of at least twathirds of the lots in
j the development shall. at least six months prior to any such renewal date, agree in writing to a change in -
