property, all royalties will belong to grantee.

simple; that it has good right and lawful suthority to sell and convey said land; that it hereby fully war-
rants the title to said land and will defend the same against the lawful claims of all peraons whomso- ~
ever; and that said land is free of all encumbrances.
Thia conveyance is made subject to tbe following conditions and restrIctions which shall be conatru- ~
ed as covenants real running with the land to wit: •

1. No building other than one private dwelling end garage (carporte) shall be erected on tbia lo~. }
~he dwelling shall have an inside livable floor area of at least 600 aquare feet and the garage (car-
porte) at least 180 square feet and shall be located at least 30 feet from atreet or back line. 26 feet from
aide street lines and 10 feet inside lines of such lo~ In case of single ownership of mor.e than one lot,
this covenant ahall apply to the parcet owned as a whole. A duplex or 8uesthouse may not be erected ex-
cept with express written approval of Grantor.
2. No dwelling may be erected on a!and area of less than 9,000 aquare feet.
3. All plans, including plot plans, elevations and fencea must be first approved by Grantor or an
Asaociation of Property Owners when formed and auch construction when started muat be completed
within 9 montha.
4. No outside toilet facilities witl be permitted and septic tanks must be erected and maintained in '
s manner as prescribed by the 3t, Lucie County Board of Health. No drsinage may be located within 26 •
teet of an adjoining lot, 60 feet of a waterfmnt _lot, or 60 feet of any well. '
6. No tent, trailer, or any temporary tqpe of atructure shall be used as a residence, and the lot
shall not be used for storing~ny materials except eonstruction in progresa.
6. No fence, wall, hedge. treee or ahrubs which obstruct vision between 2 and 6 teet above road-
ways will be permitted on any corner lot. And any fence~ hedge or shrubbery on a waterfront site that
is within 30 feet of the water line can not eaceed three feet in height. ;
No activity will be permitted which is a nuisance or annoysnce to Lhe neighborhood. Household i
peta are permitted if not maintained for any commercial purpose. ;
8. No sign can be displayed except one profeeaional sign or a"Sale" or "Rent" sign of not more
than one aquare foot. ~
