~ ing into or over the waters of the canals or lakea. No boata ehall be anchored~ oif shore in the csnala or .
lakea, and when not in use ahall be kept as closely adjacent to the bank as safety allowa to tha end that
nsvigation of the waterways wlll not be impeded. Any use of the canals or lakea ahall be at the aole and
~ absolute riak of the person so using. .
10. No filling or dredging may be done beyond any lot line. nor shall any cutting of boat slipa or
~ aimilar eacavating within the lot line be done; nor any bulkhead or sea wallbe built until plana have been
approved by Grantor.
11. If a lot bordera a canal or lake. the bed oi the canal or lake and the watera above such bed are
~ not included.
12. Portiona o! the Plat marked "Reserved" ia the private property of the Grantor and not subject to
these conditions and restrictions and the Grantor reservea the right to release in whole or in part any
' reatriction hereunder or to include in any contract or deed hereafter made any additional restrictive
covenanta providing same are not inconaistent with these herein contained.
. 13. Any and all rights and reservationa of the Grantor herein included may be traneferred or aa-
aigaed by the Grantor to a Property Owners Association or some corporate or non-corporate organization i
whoae purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence prnperty
are to be automatically entitled to membership and voting rights in an.association oi Ownera to be form-
ed for the purpose of enforcing the convenants and maintaining the high standards oi Lakewood Park.
All owners shall be entitled to equal rights in the use of streets. park areas. lakes and canals and any
~ other use of prnperty which shall be set apart by the Grantor and be maintained by the Property Own-
ers Association when formed or a corporate or non-corporate organization. Grantee will pay all for
each lot to Grantor, his nominees or assigna. on February 1. of each year. said sum to be used for gen-
• eral maintenance,
14. The Grantor reserves to itself the ruaus and ways ahown on the Plat referred to herein and re-
• servea the right at any time to dedicate all roads or ways ahown on Plat to pvblic nse or to convey sa~ne ~
~ to the State. County or City or any agency thereof.
16. For the breach of any of the above restrictions, the Grantor shall be entitled to apply for reliei
by injunction in addition to any other remedy and failure of the Grantor to enforce a restriction hereiu
shall not be deemed a wavier of a right to do so thereafter as to t
