; each lot to Grantor, his nominees or assigna, on February 1, of each year, said sum to be used for gen- '

. serves the right at any time to dedicate all roads or ways shown on Plat to public use or to convey same `

' 16. For the breach of any of the above restrictiona. the Grantor shall be entitled to apply for relief
