This conveyance is made aubject to the following conditiona and rea~ions which ahall be constru-
ed as covenanta real running with the land to wit:
Subject to existing easementa, if any and to easements ahown on eubdivision plat,
1. No building other than one private dwelling and garage (carport~) ahall be erected on thie lok
The dwelling shall have an ineide livable floor area of at least 600 aquare feet and the garage (car-
porte) at least 180 equare feet and shal! be locateci at least 30 feet from atreet or back line, 26 feet irom

thia covenant shall apply to the parcel owned as a whole. .A duplex or gueathouse may not be erected ex-
cept with express written approval of Grantor.
2. No dwelling may be erecf~ed on a tand area of less than 9,000 equare feet.
3: All plans, including plot plans, etevations snd fencea must be first approved by Grantor or sa
Association of Property Ownere when formed and such construction when started muat be completed
within 9 months. -
4. No outaide toilet facilities will be permitted and septic tanka muat be erected and maintained in
a manner as prescrlbed by the St. Lucie County Board of ~[ealtb. No drainsge may be located within 26
feet of an adjoining lot, b0 feet of a waterfrnnt lot, or 60 feet oi aay well.
