In order to more fully protect the security ~of this Mortgage, the
Mortgagor, together aith, and in addition to tbe monthly payments
due undez the terms of the Note secured hereby~ on the lst day of
each and every montb until said Note is fully pa?id, agree to pay
to and deposit vrith.Mo=tgagee an amount equal to one-twe],fth (1/12th)
of the estimated annual real estate taxes, assessments, and fire,
extended coverage and other hazard insurance premiums, so that the
Mortgagee will have on har?d an amount sufficient to pay each such
item on the date on which payment of the same becomes due and pay-
able. The Mortgagee shall have the right to establish the amount
of such escrow and the amount of the monthly deposit required to
create the escrov~r account for vayment of said items, although the
Mortgagee shall not be liable in any manner Eor-correctness of the
amour~t established and collected. The Mortgagors agree to deposit
vnith Mortgagee from time to ti.me such additional sums in escrovr as
ma~r be necessary to pay any deficiency in the escraw account ~
required to be collected in order to make the annual payments of the
foYegoing items. In the event of default hereunder resulting in .
acceleration by Mortqayee of the indebtedness secured by this ~
