13. Tftat if the mortgagor def~ult in any of the covenanta or agreements contmined herein, ~r in
said note, then the mortgagee may perform the gxme, xnd all ex~enditures (including rexsonable attor-
ney's fees) made by the mortgagee in so doing shall dra~~ interest at the rate set forth in the note secureci
hereUy, and shall be repavable immediately and w•ithout demand by the mortgagor to the mortgagee, and,
together with interest and costs accruing thereon, shall be secured by this mortgage.
1~. That the mailing of a written notice or demand addressed to the owner of record of the mortgaged
pr~~mises, or directed to the said o~•ner at the last address actually furnished to the mortgagee, or directed
to said uwner at said mortgaAed premises, and mailed by the Uriited States mails, shall be sufi'icient notice
and demand in an5~ case arising under this instrument and required by the provisions hereof or by law.
15. The mortgagor covenants and agrees that so long as this m~rtgage and the said note secured
hereby are insured under the provisions uf the 2v'ational I~ousing Act, he w•ill not execute or file for recnrd
any instrument which imposes a restriction upon the sale or occupancy of tne mortgaged property on the
basis of race, color, or creed. Upon any violation of this undertaking, the mortgagee may, at its opti~~n,
declare the unpaid balance of the debt secured hereby immediatel~• due and pKyable.
The coti•enants herein contained shall bind, and the b2nefits and advacitages sha11 inure to, the respec-
tive heirs, executors, administ_?-ators, successot•s, and assigns of the psi•tiQS herptu. ti'~'hene~~er used, the
