lakes, and when not in use shall be kept a, ciosPly adjacent to the bank as sxfet~• ailow; to the end that
navigation of the water~va~~s ~~•ill not be impeded. Any u~e of the canals or lt~kes shall be at the sole and
absolute xisk of khe person ~o usin~.

11. If a lot b~rders a c~nal or lake, the bed of the can~l or lake and the ~~•ater> abo~~e such bed are
not included.
12. Portions of the Pl~it marked "Reser~•ed" is the priv~ite property of the Grantor and not subject to
these conditiona and re~tricticns ~nd the Grantor reserves the right to r~lease in whole or in part any
restriction hereunder or to include in ariy contract or c3eed hereafter made an~~ additional restrictive
co~•enants providing same ~tre not incon~ist~nt with these herein contained.
13. Any and all rights and rPSer~ ations of the Grantor herein included may be transferred or as-
signed by the Grantor to a Propert~~ Owners Association or some curpc~rate or non-corporate organiza~ion
whose purpose it is to pro~~ide for the welfare of Lakewood Park. All purcha~ers of re~idence property
are to be automaticall~~ entitled to rnembership and voting rights in an association of O~vners to be form-
ed for the purpose of enforcin~ the convenants and maintaining the high standards of Lakewood Park.
Alt owners shall be entitled to equal ri~;htc in the use of streets, park areas, lakes and canals and any
other use of property ~•hich shall be set apart by the Grantor and be maintained by the Property Own•
ers A~sociation ~vhen formed or a corporate or non-corporate organization. Grantee will pay $11 for
each lot to Grantor, his norninee~ or assigns, on Februar~~ 1, of each year, said ~um ta be used for gen-
eral maintenance,
14. The Crantor reser~~es to itself the rv~~us and wa~~~ Gho~en u~ tt~e Plat referred ta herein and re-
~er~•es the right at any time to dedicate all roads or tva~~s sho~vn on Plat to public use or to convey same
to th~ State, Counf~~ or City or an~~ a~enc}~ thereof.
15. For the breach of an~• of the abuve restri~tiuns, the Grantor shall be entitled to a~?{~ly~ for relief
by~ injunetion in addition to any other remedv and failure of the Grantor to enforce a restriction herein
shail not be deemed a wavier of a right to do so thereafter as to the s~imt, a grior, or subseyuent breach,
and Grantor shall not. be held ]iable for said failiire to enforce an~~ restriction herein.
16. All of the co~~enants and restrictions shall remain in force ~intil January 1, 1~68, and shall be
automaticall~- rene~•ed for each 5 year perio~~i thereafter anless o~vners of at least t~t•o-thirds of the lots ir.
