No boats shall bE anct~ored off shore in the ::anals or lakes, and ~vhen not in use shall be kept as closely adjacent to the bank as safet~• allaws to the end that navi~ation of the «•ater~va~~s «•ill not be impeded. No filling or dredgin~ may be done be~•ond any lot line, nur shall any- cuttinfi of boat :~lips or similar excavating ~~~ithin the lot line be done ; nur any bulkhead or sea ~vallbe built until plans have been appro~ ed by Grantor. 11. If a lot borders a can~l or lake, the bed of the canal or lake and the ~~•aters abo~~e such bed are not included. 12. Portions of the Plat marked "Reserred" is the pri~~ate pro~~erty of the Grantor and not subject to these canditions and restrictions and the Grantor reser~~es the right to release in whole or in part any restriction hereunder or to include in any contract or deed hereaiter made an~~ additional restricti~~e co~~enant:~ providin~t same are not inconsistent ~~~ith the~e herein contained. 13. Any and all rights and reservatians of the Grantor herein included may be trar.sferred or as- signed by the Grantor to a Property Owners Asssociation or some corporate or non-cor~orate organization whoae purpose it is to pro~ ide for the welf~re of Lakewood Park. All purcha~ers of residence property are to be automatically entitled to m.embership and votin~ ri~hts in an association of O~vners to 4~ form- ed for the purpose of enforcin~ the convenants and maintainin~ the hi~h staiYdards af Lakewaod Park. All owners shall be entitied to equal righ~s in the use of streets, park areas, lakes and canals and any ather use of propert~• ~•hi.r,h shall be set apart by the Grantor and be maintained by the Property Own-~ ers A:~sociation ~vhen formed or a corporate or non-corporate or~anization. Gran~ee will pay $11 for " each 1ot to Grantor, his nominees or a~.signs, on Februar~~ 1, of each ye~r, said sum to be used for Ren- eral maintenance, 14. For the breach of an~~ of the above restrictions, the Grantor shatl be entitled to apply for relief bv injunction in addition to any other remedy and failure of the Grantor to enforce a restriction herein shail not be deemed a wavier of a right to do so thereafter as to the same, a prior, or subsequent breach, and Grantor shall not be held liable for said failure to enforce any restriction herein. 16.
